When a home is priced high at the start it takes longer to sell, and that means you and your family are under stress longer than necessary. Add to that, there is a direct correlation to days on market and final price, the longer your house sits on the market the more leverage and money you lose. 

On average, homes on the market…

  • 31-60 days close 7.3% lower than asking

  • 61-90 days usually close 9% lower than asking

  • 91-120 days usually close 10.6% lower than asking

  • 120+ days usually close 13.8% lower than asking

When you are priced right from the start, you sell and sell quickly. Work with an agent who is willing to kindly tell you the truth. Contracts That Don't Close

What good is a contract that doesn’t close? It wastes your time and your money.

  • 20% (1 in 5) of all signed contracts statewide do not close.

  • Colorado Springs does better at 6%-8%, but that number is on the rise.

  • The primary reasons for fallout:

               - Inspection objections or

                 renegotiating at inspection

                 (60%-70%)

               - Finance issues, including rate

                 changes and insurance costs

              - Appraisal gaps

Inspections, choosing the best offer, pricing and appraisals, these are all things that a good agent guides you through and takes responsibility for. Some agents take listings and others close deals. Choose a closer, not a lister.

Selling On Your Own

Why settle for less than your home is worth or risk getting re-negotiated at the inspection or missing a step or document that could cancel the deal?

  • Agent-assisted homes sell 30 days quicker than FSBO (For Sale by Owner). Time is money in real estate.

  • The most conservative reports indicate that agent-assisted homes sell for 6% more than selling without an agent. On a $600K house, after a 3% commission to the agent, a FSBO would net an additional $18K while having the peace of mind of someone else managing the process.

  • Statistics are all over the place, but experts agree that up to 50% of FSBOs will contract with an agent within 3 weeks of listing due to complexity of the process and lack of showings.

Sometimes doing it on our own really does save time and money. Other times it cost you more than you save: your peace, time you don’t have, and money you need for other things. When you need it done well, quickly, and with the highest return, without you having to pour a ton of energy and expertise into it, working with a good agent is the right move.
